Bedroom of a holiday let in Cádiz cleaned between guests: freshly made bed and folded towels

One guest checks out at eleven. The next one arrives at four. In between, the kitchen needs to be spotless, the bathroom free of every hair, the beds made and the flat smelling clean. And then there’s the question almost every owner asks us before we start: how much is each clean going to cost me?

Here are our real prices per turnover, what they include, what’s charged separately and what makes a clean cost more or less in Jerez and across the rest of the Bay of Cádiz.

Turnover prices in Jerez

For holiday lets and Airbnbs we don’t charge by the hour: we charge a fixed price for each clean between guests, based on the size of the property. That way you know in advance what you’ll pay at every check-out.

Property Price per turnover
Studio or 1 bedroom from €45 + VAT
2 bedrooms from €55 + VAT
3 bedrooms or more from €90 + VAT
Detached house or villa (over 120 m²) from €130 + VAT
Bed linen and towel change separate, quoted case by case

Prices as of October 2026. These are starting prices for Jerez. Outside Jerez the price changes with the distance (more on that below). You can work out yours in a minute with our quote calculator.

What’s included and what’s extra

The price per turnover covers a full clean of the property for the next guest:

  • Kitchen: worktop, sink, hob, appliance fronts and the inside of the microwave
  • Bathrooms: toilet, shower or bath, screen, basin, mirrors and taps
  • Bedrooms and living room: dusting, surfaces, under the beds
  • Floors vacuumed and mopped
  • Bins emptied and rubbish taken out
  • A final check and photos of the finished flat on WhatsApp

What’s charged separately, and why:

  • Bed linen and towels: making the beds and laying out towels. Every owner organises this differently: some keep spare sets at the property, others work with a laundry. We can make the beds with your linen on every turnover or take care of the washing too; we quote it for your case.
  • Deep cleaning. If the flat has been shut for months, after building work or after a long stay, it isn’t a turnover: it’s a deep clean and is quoted separately.

What makes a clean cost more (or less)

Two two-bedroom flats don’t always take the same work. This is what matters most:

  1. Real size, not just bedrooms: a large living room or two bathrooms add time.
  2. How guests leave it. A couple on a weekend break doesn’t leave the flat like a group of six after the Feria.
  3. Terrace, patio or garden. Outdoor areas, and the sand brought back from the beach, make the clean longer.
  4. The gap between check-out and check-in. With only a few hours the team has to be well organised; the sooner you share your calendar, the better.
  5. Frequency. A flat we clean on every turnover is always up to date, and each clean goes faster.
  6. Distance from Jerez, which we cover next.

Cádiz, El Puerto, Rota and Puerto Real: why the price changes

We’re based in Jerez and head out to the coast every day. That’s why the prices in the table are for Jerez, and across the rest of the Bay the price varies with the distance: there’s travel and, in some areas, a different way of working.

  • Cádiz city: in the old town and La Viña many flats have no lift and parking is hard, so we get around on foot with just the kit we need. More in holiday let cleaning in Cádiz.
  • El Puerto de Santa María: in Valdelagrana and Vistahermosa many apartments are beach flats, with terraces and plenty of sand in summer. See cleaning in El Puerto de Santa María.
  • Rota and Costa Ballena: holiday homes and villas, with season opening and closing cleans as well as turnovers. Read about holiday home cleaning in Rota.
  • Puerto Real: seasonal and student lets, with lots of turnovers at the end of the academic year. More in cleaning in Puerto Real.

To get your exact price outside Jerez, send us the address on WhatsApp and we’ll give you a fixed price.

The cleaning fee on Airbnb and Booking

A question that goes hand in hand with price: who pays for the cleaning, you or the guest? In the end you do, because you’re the one hiring the service, but how you recover it depends on how you set up your listing.

Many hosts build it into the nightly rate. Others show it separately, as a cleaning fee per stay, where the platform and their type of listing allow it. The options and conditions vary by platform and change over time, so check the settings of your own listing before you decide.

Whichever way you charge it, it’s worth doing the maths with our price per turnover in front of you:

  • Short stays. On a one- or two-night booking the clean weighs far more in the total than on a week-long stay. If you build it into the nightly rate, short stays can eat into a good part of your margin.
  • What the guest sees. Guests compare the total price of the stay, not just the night. A very high cleaning fee on a studio can make your listing look more expensive than the one next door.
  • Bed linen. If laundry is charged separately, add it too: it’s part of the cost of every check-out.

With a fixed price per turnover you know exactly what each check-out costs you and can set your fee without guessing.

The protocol we follow on every turnover

Guests judge a holiday let in the first ten seconds: the smell as they walk in, the bathroom and the bed. That’s why we always follow the same order, whether it’s a studio in Cádiz or a terrace apartment in Valdelagrana:

  1. Air the flat, take out the rubbish and strip the beds
  2. Bathroom: apply the products (descaler and disinfectant) so they can work
  3. Kitchen: top to bottom, finishing with the sink
  4. Finish the bathroom: screen, limescale-free taps, toilet and mirrors
  5. Bedrooms: dusting, under the bed and beds made (if you’ve booked it)
  6. Living room and terrace
  7. Floors from the inside towards the door
  8. Final check and photos on WhatsApp: items left behind, damage, restocking

If you want the step-by-step detail, we have a holiday let and Airbnb cleaning checklist.

Clean it yourself, hire a cleaner or a management company?

If you live nearby and don’t have many bookings, cleaning it yourself can pay off. The trouble comes in high season: same-day turnovers, Carnival, summer, and you in another city or busy at work.

Hiring just the cleaning is the most common choice among our clients: you handle the bookings and we get the flat ready, with photos, after every check-out. And if you’d rather not deal with any of it, we also offer holiday rental management, with the cleaning included in the service.

Frequently asked questions

How much does it cost to clean a holiday apartment?

At Hola Limpio a turnover clean has a fixed price per changeover based on size: from €45 + VAT for a studio or one-bedroom flat, from €55 for two bedrooms, from €90 for three bedrooms or more and from €130 for a detached house or villa over 120 m². These are starting prices for Jerez; elsewhere in the Bay of Cádiz they vary with the distance.

How much does it cost to clean an Airbnb house?

It mainly depends on the size of the house, the state guests leave it in and whether bed linen and towels are changed. A large house or a villa with a terrace and garden takes longer than a small flat, which is why we charge per turnover by size rather than one flat rate. The most reliable way is to ask for a fixed price with the address and the size.

Is changing the sheets and towels included in the Airbnb clean?

In our case changing bed linen and towels is quoted separately, because every owner organises it differently: some keep their own linen at the property, others use an outside laundry. We spell it out in the quote so there are no surprises in the price per turnover.

What is the cleaning protocol for holiday apartments?

A good protocol always follows the same order: air the place and strip the beds, apply the bathroom products so they can work, clean the kitchen, finish the bathroom, then bedrooms and beds, living room and terrace, floors, and finally a check for damage, items left behind and basics to restock. When we finish we send photos of the flat on WhatsApp so the owner can see it without having to go.
