Holiday rental management
How Managing Your Holiday Let Works
We start with a conversation, get the property and listing ready, take care of bookings, guests and cleans, and send you a summary every month. Here’s each step, what we need from you and what stays in your hands.
The four steps
- 1
We talk
On WhatsApp, by phone or with the form. You tell us where the property is, how many bedrooms it has, whether it’s already listed and what you’d like to hand over. If needed, we come and see it. Then we send you a written proposal with the plan we think fits and why.
- 2
We get it ready
We collect the keys or the key-box code, make a simple inventory with photos and, if needed, do a deep clean to get it ready for the first guest. On Management or Full service, we create the listing or review yours: photos, description, house rules and arrival instructions.
- 3
We get it running
From then on we handle the day-to-day according to your plan: calendar, messages, arrivals and a clean at every changeover, with photos when we finish. If something happens — a breakdown, damage, a guest arriving late — we tell you straight away and say what we suggest.
- 4
We keep you posted
Every month we send you a summary: bookings and nights, booking income, our commission, cleans done and any incidents, with what was done about each one. No small print, and clear numbers.
What we need from you to get started
You don’t need everything on day one, but with this we can start without surprises:
- The property’s Andalusian Tourism Register number and its Spanish short-term rental registration number (Registro Único de Arrendamientos). If you don’t have them yet, we can point you in the right direction.
- Two sets of keys, or the key-box code if you already have one.
- Enough bed linen and towels to have one set in use and another ready.
- Your house rules: pets, smoking, check-in and check-out times.
- A basic inventory: kitchenware, appliances and anything that shouldn’t be touched.
- Any contacts you already have for repairs or the building.
- Your billing details.
A typical booking, step by step
This is what a stay looks like on the Management or Full service plan, from the moment the booking comes in until the flat is ready again:
The booking comes in
We check it and send the guest a welcome message.
A few days before
We send the arrival instructions: address, how to get in, wifi and house rules.
Arrival day
The guest uses the key box or, on Full service, we meet them in person and show them around.
During the stay
We answer their messages. If a problem comes up, we fix it or let you know straight away.
Check-out
Cleaning, fresh bed linen and towels, amenities restocked and photos of every room.
Afterwards
We check nothing is missing or broken and leave the guest a review.
What the monthly summary includes
Every month, in a single document, so you know how your property is doing without having to ask:
- The month’s bookings, with dates and nights
- The amount of each booking and the commission on it
- Cleans done
- Incidents and how they were resolved
- Blocked dates and upcoming bookings
- Photos of every clean
What stays in your hands
Managing doesn’t mean deciding for you. Some things always go through the owner:
- The big decisions: house rules, dates for yourself and, on Full service, the minimum nightly price.
- The property’s running costs: utilities, community fees, insurance and repairs.
- Paperwork and taxes, handled by you or your gestor. We give you the details of every booking.
- The final say on any repair that isn’t urgent.
Shall we start with a conversation?
Tell us about your property and what you want to hand over. No obligation.
