We reply within 2 hours during business hours.

The situation in El Puerto: no new licences for now
On 7 March 2025 the City Council approved suspending new holiday-let authorisations for up to three years, while the new town plan (PGOM) is drafted. It did so under the Andalusian government’s Decree-Law 1/2025, which allows councils to do this.
According to the council itself, there were 1,870 authorised holiday lets when the suspension was approved and 1,855 in March 2026. Those already authorised carry on operating.
In other words: if your property is already licensed, it’s an asset worth looking after. If it isn’t yet, check with the council before counting on it. This is general information, not advice.
A very seasonal market
In El Puerto summer rules, but it isn’t everything. This is how the year breaks down for a holiday let:
June–September
Summer
Families and one- or two-week stays near the beach: Valdelagrana, La Puntilla, Fuentebravía.
March or April
Easter week
The first coastal getaway of the year, with long weekends.
Spring
Spring Fair and Fino Wine Festival
A week of fair with visitors from all around the Bay.
All year
Bank holidays and weekends
Short breaks to eat along the Ribera del Marisco and visit bodegas.
Second homes by the beach
If your holiday let in El Puerto is also your summer home, that comes with its own logistics: opening it up and getting it ready before the season, blocking the dates you come yourself, and closing it up properly at the end of summer, with everything dry and nothing left to spoil. We cover it in our guide to closing up the beach house after summer.
Out of season, demand drops. The sensible move is to adjust prices and minimum stays, and use those months for maintenance: painting, grout, mattresses or a deep clean.
Sea salt, the levante wind and sand: what needs looking after
Near the sea, salt sticks to windows, ironwork and aluminium, and the levante wind blows sand into every cupboard. A holiday let by the beach needs more attention to terraces, awnings and appliances than one in town. At every clean we check those areas and tell you if something is starting to deteriorate before a guest notices.

Questions about management in El Puerto de Santa María
Can new holiday lets be registered in El Puerto?
Not at the moment, apart from cases under the transitional rules: the council suspended new authorisations in March 2025 for up to three years while it drafts the new town plan. Properties that were already authorised carry on operating.
Can you open up and close the house before and after summer?
Yes. We get the property ready before the season, with a deep clean if needed, and close it up properly at the end: everything dry, the fridge empty and left open, and nothing that could spoil with the damp.
What happens to my property outside summer?
It stays in the calendar, with a price and minimum stay adapted to the low season. On Full service we adjust them for you, always above the minimum price you set. It’s also a good time for maintenance.
Shall we talk about your property in El Puerto de Santa María?
Tell us what it’s like and what you want to hand over. We’ll send you a written proposal, with no obligation.
