Cádiz in 2026: three years without new holiday lets
In May 2025 the City Council voted unanimously to suspend the registration of new holiday lets in the city for three years, while it changes the town plan based on a study of the areas under most tourist pressure.
Before that, a 2022 change to the town plan (PGOU) already prevented new holiday flats in most buildings in the old town. The Andalusian High Court rejected the regional government’s appeal against that change.
According to the Andalusian register, Cádiz has around 2,400 registered holiday lets, almost 5% of all homes. If yours is one of them, looking after it — and getting on well with the neighbours — is what matters most. This is general information, not advice.
Carnival, summer and city breaks all year
Cádiz has one advantage: it’s a beach and a city destination at once. These are the dates a holiday let feels most:
February
Carnival
The busiest weeks of the year in the old town, with groups and short stays.
March or April
Easter week
Long-weekend city breaks.
June–September
Summer
La Caleta, Santa María del Mar, La Victoria and Cortadura beaches, with longer stays.
All year
Weekends
Short city breaks: walks, tapas and the old town.
Old-town flats: what to bear in mind
A holiday let in La Viña, Santa María or El Pópulo isn’t managed like one with a lift and a garage. Many have no lift, so telling guests before they arrive avoids surprises with the luggage. Parking in the old town is hard: good arrival instructions, with the nearest car parks, save a lot of messages.
Damp and sea salt are the other side of living by the sea. Airing between stays, keeping an eye on grout and frames, and drying bathrooms properly prevent the stale smell that’s one of the first things to cost you in a review. We explain it in our guides to damp and mould at home and to sea salt on the coast.
Getting on with the neighbours
In a city with so much tension over holiday flats, the relationship with the building matters. Clear house rules on noise and times, a contact who answers if there’s a problem, and cleaning that never leaves bags in the hallway make the difference. It’s part of what we do on every stay.

Questions about management in Cádiz
Can new holiday lets be opened in Cádiz?
Not at the moment: in May 2025 the council suspended the registration of new holiday lets for three years, and in most buildings in the old town they could no longer be set up anyway since the 2022 change to the town plan. The suspension affects new registrations; if yours is already registered, check your case with the council.
How do you handle keys in the old town?
We keep a set of keys or use your key box, whichever you prefer. On Full service we meet guests in person, which in the old town’s narrow streets really helps them find the flat first time.
What happens at Carnival?
It’s the busiest time of the year in the old town. We plan turnovers ahead and, on Full service, adjust prices and minimum stays for those weeks.
Shall we talk about your property in Cádiz?
Tell us what it’s like and what you want to hand over. We’ll send you a written proposal, with no obligation.
