What changed in Jerez under the new rules
On 28 November 2025 the City Council gave final approval to a change to the town plan (PGOU) that regulates holiday homes as an economic activity. It came into force after being published in the provincial gazette (BOP) on 22 January 2026.
Since then, in buildings with several homes, new holiday lets are only allowed on the ground floor, and there are specific requirements such as a minimum floor area and accessibility conditions. In practice, opening a new one on an upper floor of a block is no longer possible.
If your property is already registered, or it’s a ground-floor house, check with the council’s planning department how this affects you before making changes. This is general information, not advice.
Who comes to Jerez, and when
Jerez doesn’t live off summer alone. It has very distinct busy weeks throughout the year, and much of the occupancy is decided in them. It pays to have them in the calendar months ahead:
February–March
Festival de Jerez
Two weeks of flamenco, with fans and course students who often stay several days.
March or April
Easter week
Long-weekend visitors, many of them from elsewhere in Spain.
Spring (the date changes every year)
MotoGP Grand Prix
The Jerez circuit fills the city and the Bay in a single weekend.
May
Feria del Caballo
A week of fair with high demand in the centre and near the González Hontoria fairground.
September
Grape Harvest Festival
The start of the wine-tourism season, with bodega visits.
December
Zambombas
Weekends of Christmas carols in patios and clubs, with many visitors from out of town.
Patio houses, old-town flats and ground floors
If your property is in the historic centre — San Miguel, Santiago, around the Alameda Cristina or Calle Larga — or it’s a patio house, it has a lot of charm and its own needs too: terracotta and marble floors, antique tiles, ironwork and roof terraces that can’t be cleaned with just any product.
Under the new rules, ground floors and patio houses come to the fore. If you have one, look after two things guests notice straight away: damp in winter and street noise. Good airing between stays and clear house rules help with both.
How we work in Jerez
Jerez is our home base, so we get here faster than anywhere. Turnover cleans are done by our own team, with the same checklist every time and photos when we finish. We keep the keys or use your key box, and if anything happens during a stay, we tell you straight away.
In the busy weeks — the Feria, MotoGP, Easter — we plan turnovers ahead and confirm the time of each clean. On Full service, we also adjust prices and minimum stays for each of those dates.

Questions about management in Jerez de la Frontera
Can you open a new holiday let in Jerez?
Since the change to the town plan came into force in January 2026, new holiday lets in buildings with several homes are only allowed on the ground floor, with floor-area and accessibility requirements. For houses and ground floors, check your case with the Jerez council planning department before investing.
Which weeks are busiest in Jerez?
The busiest are the Festival de Jerez, Easter week, the MotoGP Grand Prix, the Feria del Caballo, the grape harvest festival and the December zambombas. For those dates it’s worth planning minimum stays, prices and cleans well ahead.
Do you also manage whole houses on the outskirts?
Yes. We work in the centre and across the rest of Jerez, including outlying neighbourhoods and villages. What matters is that the property is registered and that we know how to get there and get in.
Shall we talk about your property in Jerez de la Frontera?
Tell us what it’s like and what you want to hand over. We’ll send you a written proposal, with no obligation.
